2025 Year-End Numbers: Single-Family Homes in the Pioneer Valley


Pioneer Valley Overview (All Counties Combined)

  • Sales were down slightly (-4.8%)
  • Median price was up 7.7% to about $348,000
  • Inventory dropped again (-14%)
  • Days on market increased to about 42 days
  • Pending sales were up 8.5%

Even though fewer homes sold, buyer demand is still strong—and that’s what’s continuing to push prices up.


Franklin County Market Update

  • Sales: +6.2%
  • Median Price: $375,000 (+6.4%)
  • Days on Market: 48 days (up from 41)
  • List-to-Sale Price: 97%
  • New Listings: +2.8%
  • Pending Sales: +6.2%

Inventory Reality: Only 63 homes for sale in the entire county—down 37% from the year before.

My Take: We are starting to move toward a more balanced pace, but inventory is still so low that sellers continue to have the advantage.


Hampshire County Market Update

  • Sales: +11%
  • Median Price: $455,000 (+1.1%)
  • Days on Market: ~40 days
  • List-to-Sale Price: 100.7%
  • New Listings: +8%
  • Pending Sales: +10%

Inventory: Only 114 homes on the market, down from 138 last year.

My Take: Hampshire County remains very competitive, with homes often selling at or above asking price.


What It Means Right Now

If You’re Thinking About Selling:

  • Inventory is still extremely low
  • Prices are holding strong
  • Buyers are still actively looking

This is still a great time to list your home.

If You’re Thinking About Buying:

  • You may see slightly more time on market
  • But competition is still there due to low inventory

Preparation and strategy still matter.
