2025 showed a mixed but strong market overall. Sales were slightly down about 4.8%, but median prices increased 7.7% to around $348,000. Inventory remained tight, down 14%, while pending sales increased 8.5%.

Franklin County saw sales up 6.2% with a median price of $375,000. Hampshire County saw even stronger growth with sales up 11% and a median price of $455,000. Inventory remained very low across both counties, keeping the market in a seller’s position.

Condominiums

Condo sales increased 8.4% overall. Median prices averaged around $260,000, with days on market increasing slightly.

Franklin County condo sales jumped about 20%, while Hampshire County saw a 3% increase. Prices in both counties rose modestly, and pending sales remained steady, indicating continued demand.

Land

Land sales declined in volume but remained stable in pricing. In Franklin County, 58 parcels sold with an average price of $118,000. Days on market improved, dropping to 75 days.

Hampshire County saw fewer sales and a drop in average price to $115,000. Land remains a varied market depending on type, from recreational lots to large development parcels.

Multi-Family Homes

Multi-family properties showed steady demand, especially for smaller properties.

In Franklin County, two-family and three-family sales increased, while larger investor properties declined. Hampshire County saw strong gains in two- and three-family properties as well.

Inventory remains limited, with very few active listings and pending sales continuing, especially for smaller multi-family homes.
