Franklin County Single-Family Homes
Median Price: $344,500 → $358,000 (+3.9%)
Closed Sales: 94 → 77 (-18.1%)
Days on Market: 60 → 65
Pending Sales: 88 → 94 (+6.8%)
New Listings: 99 → 95
What this means:
Even with fewer sales, prices held strong. The increase in pending sales tells us buyers are still active—they’re just taking more time before committing in some cases.
Homes priced correctly are still moving. Overpriced homes are remaining on the market longer, contributing to an increased days on market (DOM). Additionally, the winter months typically see extended market times.
Franklin County Condominiums
Median Price: $317,500 → $259,900 (-18.1%)
Closed Sales: 10 → 3 (-70%)
Days on Market: 42 → 8
Pending Sales: 11 → 3
New Listings: 10 → 5
What this means:
This was a very quiet quarter for condos. With such a small sample size, swings can look dramatic, but overall, inventory and activity were limited. Though, we are starting to see more condos hit the market this spring.
Hampshire County Single-Family Homes
Median Price: $410,000 → $440,000 (+7.3%)
Closed Sales: 174 → 146 (-16.1%)
Days on Market: 59 → 69
Pending Sales: 173 → 168
New Listings: 183 → 185
What this means:
Prices are strong, sales volume is down. Inventory is slightly healthier, but buyers are more cautious and deliberate.
Hampshire County Condominiums
Median Price: $314,250 → $325,000 (+3.4%)
Closed Sales: 50 → 35 (-30%)
Days on Market: 53 → 75
Pending Sales: 55 → 55
New Listings: 67 → 71
What this means:
Condo prices are improving, but fewer deals are closing and they are taking longer to sell. Buyers are engaged, just more selective.
Interest Rates: A Helpful Shift
Q1 2025: ~6.8%
Q1 2026: ~6.1%
That drop is helping affordability—but not enough to bring back the urgency we saw in previous years. Buyers are still carefully weighing monthly payments and overall value.

This is not a declining market.
It’s a more balanced, more thoughtful market.
